What have your searches on Google for Prop Mgmt shown you so far? Is that the correct term to use, or do you need to search for rent mgmt software instead? If you can't find anything, can you build it yourself?

I like your concept, but I suggest you use a different Title on each posting, especially your Twitter feeds. "I am new and have a room to rent in Fairfield, California" doesn't sound good. Why are they new? Consider stating your twitter feeds with the state, then city, then zip, then HAVE or NEED, then room for rent, then price.

i.e.: CA, Beverly Hills, 90120, HAVE room to rent, $5,000

You could also use 2 different icons to quickly visualize if they HAVE or NEED, on the latest postings page. and under your logo at top, put a short pharse that descibes what your website does, and change your search box from "it's simple" to search by zip, with 2 radio buttons to specify HAVE room or NEED room, and also show the distance in miles of the results from your selected zip code?

Also, can you tell me why you choose to use Zend Framework, instead of CakePHP or Ruby on Rails, or any of the countless frameworks having babies? ha ha

Hi Steve,

Thanks for the feedback.  We are going to build the property management tool and provide that with our roommate/rental matching service.  We do have 2 different icons for have and need, one is a house icon for rentals (or have), and the other is a person icon (or new members, not necessary need).

It's not necessary to describe what my website does, it's pretty self evident with keeping the design clean.  Furthermore, the search box is inteneded to search for anything.  There's already a search utility for rooms/rentals and roommates on the right search box or on "Find" page that sums up what are talking about.

We choose Zend Framework over CakePHP is because the people that created PHP also created Zend Framework.  Although Ruby on Rails is popular and have an extensive library, we opted to use Zend because is uses PHP.  We are more confortable with PHP.

Again thanks for suggesstions,

Rod.
